THE POSITION

The Senior Building Maintenance Worker serves as a lead-level maintenance professional responsible for planning, assigning, and performing skilled work across multiple building trades. This position conducts maintenance and repairs involving carpentry, electrical, plumbing, painting, mechanical, and welding tasks, while providing daily guidance and support to Building Maintenance Workers. This position also includes conducting facility inspections, coordinating repairs with Facility Management and contractors, and ensuring City facilities are safe, functional, and well maintained to support public operations and scheduled events.

The ideal candidate excels at troubleshooting facility maintenance issues, conducting inspections, coordinating with contractors, and maintaining accurate records while providing exceptional customer service.

To perform skilled work in a variety of trades in the maintenance and repair of City facilities, equipment, and buildings, and to provide lead guidance and direction to assigned personnel.

DISTINGUISHING CHARACTERISTICS

The Senior Building Maintenance Worker is independently responsible for the completion of assignments in general building maintenance work. This class differs from other trade classes such as Carpenter, Electrician, and Painter, in that they perform journey level work in single trades only. This class differs from Building Maintenance Worker in that the Senior level is responsible for providing lead guidance to several subordinate Building Maintenance Workers in addition to personally performing the work; or independently oversees, coordinates, and performs general maintenance duties for a large facility or group of facilities.

SUPERVISION RECEIVED AND EXERCISED

General supervision is provided by the Structural or Mechanical Maintenance Supervisor. Provides lead guidance to several of subordinate Building Maintenance Workers, limited term, and part time employees.

ESSENTIAL DUTIES AND RESPONSIBILITIES

EXAMPLES OF DUTIES

Duties may include, but are not limited to, the following:

• Plan, schedule, and assign work to subordinate personnel.
  
• Perform routine maintenance on City facilities, equipment, and buildings by performing carpentry, electrical, painting, plumbing, mechanical, and welding work.
  
• Lead and assist Building Maintenance Workers in remodeling, repairing, and constructing such items as partitions, room additions, door hardware, counters, tables, book cases, floors, roofs, and mechanical equipment.
  
• Install, maintain, and repair carpeting, floor tile, linoleum, wood floors, ceramic tile, and other floor coverings or finishes.
  
• Operate mechanical saws, buffers, lathes, drills, paint sprayers, drill presses, arc and acetylene welding units, and other shop machinery and tools.
  
• Fabricate and repair brackets, braces, and fasteners.
  
• Requisition and purchase materials.
  
• Keep records on tools, equipment and materials including service, maintenance, and repair work performed.
  
• Train subordinates.
  
• Coordinate repairs, maintenance, and improvements to City facilities with Facility Management personnel.
  
• Coordinate with contractors on various City related projects.
  
• Review and process repair, maintenance, and improvement requests.
  
• Inspect facilities for structural problems, vandalism, roof damage, proper elevator operation, pest infestations and proper lighting.
  
• When assigned to City Hall, set up tables and chairs for special meetings and insure all equipment is on and functioning properly.
  
• Stock and monitor janitorial and building maintenance supplies.
  
• Provide exceptional customer service to those contacted in the course of work.
  
• Other related duties may also performed; not all duties listed are necessarily performed by each individual holding this classification.

QUALIFICATIONS

Knowledge of:

• Standard methods, equipment, and practices used in commercial carpentry, electrical, painting, plumbing, welding, mechanical, and related trades.
  
• Occupational hazards and safety precautions of those trades.
  
• Building materials, supplies, and tools used in the various trades (including their proper uses and sizing) including, but not limited to:

Carpentry: Grades and types of lumber, screws, nails, glues, and other fasteners.

Electrical: Basic test equipment; sizes, types, and capacities of hardware, wires, and fuses.

Painting: Types and uses of paints, stains, lacquers, varnishes, and the other coatings; methods of preparing surfaces.

Plumbing: Sizes, types, composition, and uses of pipes and fittings used in water and sewer plumbing.

Mechanical: Ducting, registers, fasteners, and filters.

Welding: Types, sizes, and uses of welding rods and materials used in arc and gas welding.

• Common hand and power tools used in carpentry, electrical, painting, plumbing, and welding work.

Ability to:

• Speak, read, and write English at a level necessary for effective performance.
  
• Understand and follow oral and written instructions.
  
• Carry out work assignments under minimal supervision.
  
• Perform a variety of skilled trade-related work in building maintenance and repair.
  
• Use a variety of hand and power tools competently and safely.
  
• Supervise and train subordinate employees.
  
• Assist supervisors in the evaluation of subordinate employees.

Experience and Education:

Experience:

Five years of experience performing a variety of commercial maintenance and/or construction work in one or more of the following trades: carpentry, electrical, painting, plumbing, mechanical, and welding.

-OR-

Three years of experience performing a variety of maintenance and/or construction work including work in one or more of the following crafts: carpentry, electrical, painting,plumbing, mechanical, and welding AND completion of at least two years of a recognized apprenticeship program in one of the trades.

Substitution:

Successful Completion of a certification program in mechanical, electrical technology or related certification program from an accredited institution may substitute two years of the required five years of work experience.

Should education be used to qualify for this position, then proof of education such as, but not limited to, university/college transcripts and degrees should be submitted with your application and will be required at the time of appointment . Unofficial documents and/or copies are acceptable.

PROOF OF CERTIFICATION

PROBATIONARY PERIOD:

Employees must complete twelve (12) months of probation at a satisfactory performance level prior to gaining permanent status.

3. Eligibility : Candidates who pass the Training and Experience Test will be placed on the eligible list. The hiring department may contact candidates for interview at any time during the life of the one-year list. Candidate’s eligibility expires one year from the date of notification of a passing score for the Senior Building Maintenance Worker examination.

4. Screening Committee : (Pass/Fail)- All candidates that pass the examination and are in one of the top three ranks will have their application forwarded to the hiring department for review. The hiring department will select the most competitive applications for further consideration. 5. Conditional Hire: Upon receipt of a conditional offer, the selected candidate must complete and pass LiveScan/fingerprinting.
